Cracks in Exterior Stucco Walls
This home experienced significant cracks to the exterior stucco and interior ceiling, indicating the movement of the foundation below.
Cracks Around Exterior Windows
Cracks around windows and stairstep cracks to the exterior of a home are tell-tale signs there may be a problem. In this case, loose and unstable soils were causing this home's foundation to shift more than usual. LRE was able to design a perfect solution to remediate future settlement.
Stairstep Cracks in Stucco
Some of the exterior cracks in this home were significant, but LRE's solution of installing helical piers allowed some of these cracks to close up as the structure was lifted.
Installation of Helical Piers
LRE installed helical piers around the exterior of this home. These piers are drilled into the ground and the helical blades add compaction to the loose soils below.
Piers are Buried Beneath the Ground
Once installed, helical piers have brackets attached to the top of the pier which then attaches to the home's foundation. This system allows the house to sit on more competent soils and structures eliminating future movement.
Helical Pier Bracket Attached to Foundation
Once all of the brackets are attached to the foundation of the home, they can be simultaneously lifted using specialized equipment. This lift can close cracks and level the foundation of a home.
Buried Helical Piers
LRE takes extra care in leaving the work site just as they found it. After these helical piers were installed and attached to the home, they were buried beneath the soil and landscape so you would never know the home is sitting on this new foundation system.
