Tampa Bay Condominium
Challenge
LRE Foundation Repair, LLC (LRE), the most reliable foundation contractor in Florida, was asked to assist a Tampa Bay Condominium Association in addressing ongoing sinkhole activity that was affecting several buildings on the property. Universal Engineering Sciences (Universal) was hired to test for potential karst conditions at Buildings B, E, H, K, L, M, and N, where active conditions were discovered that would require remediation. Working at the occupied structures presented numerous challenges, including coordinating vehicle parking and working around individuals on the property. The remediation process involved staging concrete trucks, pumps, hoses, and various equipment to address the issue.
Solution
It was recommended to use deep compaction grouting for the deep karst conditions and chemical grout (polyurethane) shallow injections for the soft/loose upper soils directly below the building's footers. In order to remediate the seven buildings, it was estimated that 19,450 lineal feet of injection pipe and 2,700 cubic yards of cementitious grout would be required, along with 29,850 lbs of Polyurethane Grout. LRE worked closely with the property manager, on-site personnel, and residents of the buildings. Additionally, LRE ensured that the property was cleaned at the end of each work day and successfully remediated the buildings over a 7-month time span.
