Wall Pulling Away from Ceiling
This home suffered from severe interior and exterior damage due to a sinking foundation. The walls and ceilings were pulling away from each other quickly.
Large Gaps in Floors
Large gaps were also forming where the walls met the floors. This went undetected for a while until the interior carpet was removed exposing the bigger problem.
Stair Step Cracks in Stucco
One of the most common signs of settlement problems are stair step cracks in stucco. This could indicate a bigger issue with the home's foundation.
Large Cracks in Walls
Wall cracks like these are not as common, but definitely an indicator of a much larger problem. This home was suffering from severe foundation settlement and LRE was there to help.
Helical Pier Installation Process
LRE installs helical piers at various locations around the perimeter of the home. This home's entire perimeter needed to be treated due to the amount of settlement it was experiencing.
Helical Pier Installed
Helical piers are galvanized steel posts that are drilled down to depths deep enough to stabilize soil conditions and create a solid base for the foundation.
Galvanized Steel Helical
The helical is drilled like a small auger, with blades attached to the post. As the blades rotate down into the ground, the soils naturally compact creating the load-bearing foundation needed for this home.
Pier Bracket Installation
A galvanized steel bracket is affixed to the helical pier, and then attached to the home's footer. The bracket and pier system become a permanent fixture to this foundation adding the needed stability the home needed.
Interior Floors Re-Leveled
The interior floors needed to be re-leveled and lifted in areas where larger gaps had formed. PolyLevel was injected at various sites throughout the home to stabilize the soils below while adding the appropriate amount of lift to the slab.
Voids Filled Under Floors
The PolyLevel injection process not only helped to lift and re-level floors, but also acts as a void fill as it expands beneath the floors filling all vacant holes.
Job Site Cleaned
All work is buried underground leaving little evidence of the repairs done. Concrete is poured and smoothed over areas where it had been removed.
Buried Helical Piers
LRE takes pride in leaving the job site better than we found it.
