Patricia, a member of a condominium association in Sun City Center, Florida, reported to LRE Foundation Repair that cracks had developed throughout the walls of one of the property’s two-unit buildings. One of our expert Design Specialists conducted a thorough inspection and discovered that the underlying soil had settled significantly, leading to instability in the building's foundation.
To address this issue, we developed a comprehensive plan to lift and stabilize the settling foundation using our helical pier system. After presenting this plan to Patricia and the association, our production team carefully installed each pier deep into the soil beneath the building until we reached strong, load-bearing soil. This process successfully transferred the weight of the condominium to the sturdier soils, lifting the foundation back into its proper position and closing the wall cracks.
With the project completed, residents of this condominium can now enjoy peace of mind, knowing their foundation is permanently stabilized.
Ashley M. inherited her Lake Placid, Florida home when her grandfather passed away and it needed quite a bit of work. She was informed the roof needed repairs, but before that could start, the more pressing issue was the foundation. Cracks were apparent in the brick walls, and upon inspection, LRE determined a corner of the property had experienced erosion and settlement, which needed to be lifted and stabilized. The homeowner didn't hesitate to move forward with the project, which consisted of the installation of galvanized steel helical piers. These piers were advanced into the soils around the home until the proper pressure and compaction were achieved. Once this happened, the piers were attached to the home's footer, and a lift was able to occur, releveling the sunken foundation. After the project was completed, this homeowner was amazed to see the cracks closed and happy to know her family home was stabilized for years to come.
